I’m on my way doing same thing. Trying to listen 1 to 3 podcast daily and connecting with guest and local investor and core 4 people. I made my daily do list, call 4, drive by to see one house from any lead, and one offer weekly

Last month, I was in same situation as you described above. Placed offer that’s 20% less on first day of listing, offer got accepted, agent showed me property and agent suggested rehab cost and comps. Find out after inspection that HVAC and water heater is not working. Found my rehab numbers from contractor who suggested it’s not good deal. Agent seems upset that I backed off from offer and believe contractor. She stopped sending me listing anymore or asking me if I want to see more properties. We saw like 10 together in a week and this contract fall out. I never want someone to work for free for me. I might have to find someone else or wholesaler who have good meat on bone properties.

I was almost bought my first house based on calculating Room by room rent but my family discourage me to buy 100+ years old house with 4 br/2bathroom in downtown close to university and hospital, convinced me that nobody like to share bathrooms now a days specially after Covid. Wondering if your pads have shared bathroom and have any trouble finding students based on these scenario?

My biggest problem is not knowing right ARV. How do I find that out? Based on comps but every house is so different in some areas specially downtown areas where most businesses and universities are in my area

I’m thinking about taking rehab loan or called construction loan, doing delayed financing (I’m working on to get more information on it) and paying cash for house itself from my personal money till rehab is complete. Then I’ll take conventional loan for 30 years once rehab is done

I found good old house (100 years) that requires some TLC and happen to be in downtown close to Biggest hospital in Middle Georgia Area on Main Street. I'm under contract first time for rental property. It's 83k plus 20k in renovation, ARV would be around 130k. My plan is to convert into Airbnb rental or roommate rentals for medical students. If I get loan right now, it's for 25% down and almost 5% interest for only 60k. If I pay 100k out of my saving, hopefully I can refinance after 6 months and get most of my money back. So should I pay cash 100% now or take loan for 60k? Expert advice is needed the most!! please help with your wisdom so I can finalize and rest my mind to one thing.

I’m in Macon, GA where I came across few house that have potential cash flow according to BP calculator. Now I need to offer them my lowest possible offer. Problem is, I never have made an offer before. Should I just call listing agent and offer on phone or send mail or email? Can someone send me sample draft or copy of the offer? I would greatly appreciated the help.

Wow, that sounds like dream to many of us. I have great credit and 6 digits paying job, still have hard time getting loan without putting down any security like my primary residence. I'm consistence and diligent, spending 30 minutes looking for deals on MLS that I can afford to pay cash. Hope I get some light at the end of tunnel...
