What is the single most important thing you did starting out in commercial RE that changed the course of your business forever? What is the biggest AH-Ha! Moment and why? I've been selling commercial full time for almost a year and am struggling getting off the ground - I am building a solid database (from 0) of industry professionals (buyers/sellers/brokers/wholesalers etc), doing lead gen daily, and finding quite a few pocket listings. I've chosen one specific domain to play within (MF apts) and 2 main markets, but can't seem to bridge the gaps to close a sale. I have buyers looking and off market sellers selling. I'm working on getting active listings built up but am admittedly having trouble. I recognize this is a numbers game and a waiting game especially for someone starting up in commercial, but what is a game changer that I can do on a daily basis to supplement what I'm already doing? Any input would be fantastic! Thanks! E

I'll sell you guys my sfr on the Prov/Cranston line with all of the amenities :) But seriously it's likely you both need to make some compromises, I also have a fiancé and have purchased house with - we too were looking for multi fam, and house hacking, but you may have a better value play flipping something and living in it in one of the more up and coming neighborhoods like 02905 (depending on where you want to be). There are great neighborhoods in those areas, and you can still find a deal in Pawtucket, Edgewood, various neighborhoods on South County and others. We pulled the trigger on a SFR in Edgewood that had been flipped and had fallen in and out of contract a few times and were able to "help the flipper out" by taking it off their hands - we lived in it for a year, made minor upgrades, then rented t out for about 1000/mo more than the mortgage. We plan to sell it this next year (2018) as the market in those neighborhoods keeps going up. Having rented it out we can leverage the income into a "better house" and the value based equity when we go to sell will allow us to roll into another project maybe 2. I would recommend following sales prices in some of the neighborhoods and do a bit of door knocking, find a hard money guy and flip something then traditional finance it to yourself, live in it or rent if for a year or 2 and then sell. Pvd is becoming spill over for Boston after all! Hope this is helpful and not just a general rant! E
