www.yellowletters.com has some good letters and postcards for cash buyers. They'll also handle the mailing for you for a resonable price.

I calculate my selling price as follows:

((ARV x 0.9) x 0.8) - (repair costs)

ARV x 0.09 should represent what the buyer will net once the property is resold on the open market.

I multiply that number by 0.8 and subtract repair costs from that number to ensure that they'll see an 20% ROI, which is very fair. I use conservative repair estimates. My "fee" is the spread between the price I put it under contract at and the selling price.

It's already been transferred and is ready to go. The property has received multiple full priced offers since the price reduction 3 days ago.

Nothings fishy about it, I post a mix of both my properties and repost properties that I think represent a good value to investors here. I've run all the numbers and seen this property myself. It's a great deal in a great rental neighborhood.  If you're looking for a duplex and aren't averse to rehabbing then it will be tough to do better than this one. I'd buy it myself if I had access to the capital.

Unfortunately, the owner passed away during renovations. Contact me for additional photos and more info.

This is a duplex done with all permits and plans which are available to new buyer. Electric and plumbing work are completed. Owner passed away at end of renovations. Home is boarded up, has new windows electric, plumbing and sheetrock. Just needs to be finished.
