Definitely possible. I find it easier to mark the property up by the agent's fee (3% to 5%) and have them offer it to the end buyer that way. Or, as the poster above stated, you can have the agent mark the price up by their desired commission. 


Another possibility would be to have the agent act as a partner on the deal and get paid with a JV agreement after closing. That way, the agent does not have to split their deal with their broker. Check your local laws on this one...

Well, see what the land value is. You may be able to make an offer to purchase the property subject-to the existing loan. Has the home owner filed a claim for the fire damage yet? I'm not sure about this, but it may be another potential profit center.

I find a 15%-20% roi  to be the sweet spot. Don't over complicated this stuff.

These people are probably getting mailed to from a slew of other investors... Keep it short and sweet, and it will actually get read.

I've found a company out of Arizona that will print 2500 5.5x11 full color postcards for .16 each. They don't charge a flat rate for postage, they will actually only bill you what the usps charges with their bulk mail rates. I believe that it  was .26 each on average. 

Michael Quarles and yellowletters.com will get those yellow card stock postcards out of the door for less than click2mail, plus he provides a 10% discount to bigger pockets pro members.
