$3 per might be a little much for me. But I'd be willing to pay about $2.25 per. A subscription based service may be tough because it's hard to accurately gauge how many vacant houses you'll come across that aren't REOs or no equity a month unless you regularly drive for dollars.

The ideal app would pull up the property owner's name and address from the tax rolls, then allow you to mail them if it's not a corporate owned property. Then file that property into a database that allows me to track what went to who, on what date, next mailing date, whether it was returned to sender, and take general notes. Maybe even export that data into an excell spreadsheet.

At the very least, email the property and owner details over to me for each order so that i can file it into a spreadsheet myself.

Just brainstorming.

It's under contract. I'm probably going to rehab it myself, but might wholesale it if I can get my asking price.

It's a 3/2, waterfront, 2800 square feet.

Hey guys,

For you rehabbers out there, what would you rate this deal?

It's a waterfront SFH here in Miami, FL

Price is $435k

Comparable houses in the area are selling for $540k-$580k

It needs cosmetic work, as it hasn't been updated decades. I'd say it needs $40k-$50k in work.The roof has been replaced a couple years ago.

Do you think a deal like this would be attractive to rehabbers in my area?
