Did your buyer give your or the title company a deposit? Did you try to market the property and find another buyer to take his place?

Most cities won't publish that info online. You'll have to physically go to the courthouse and get that list.

We don't have courthouse auctions here in South Fl. They've all moved online.

Off the top of my head. Probate or inheritance lists, Divorcees, Landlord's who are evicting tenants, Homeowners who have upcoming tax deed sales, preforeclosures ( for short sales).

There's a wealth of info on this site. Be sure to check out the marketing forums.

Check the MLS for recent cash transactions in the area. There's a good possibility that these are investors. Contact these people and see if they are interested in picking up another property in the area.

Maybe you can also put bandit signs up in the area advertising the deal?

Take it to your local REIA

Partner with another wholesaler

These are just a few suggestions.

How did you get to this price?

@Jason Farmer

Good tip. Another benefit to being direct about what I do and my intentions for the transaction would be that the homeowners who call will be more qualified. What kind of mailer did you use? What were the parameters of your list? What response rate did you get?
