Have you considered finding a landlord eviction list in your area and sorting them for multifamily properties? There's sure to be some motivation there. I think you'll get more bang for your buck there if you can find a list like that.

If that's not possible then I'd say to them a letter of some sort, and follow up with postcards (half the cost) every month or so.

AND... it does everything that investorpro.com does and then some. But they don't charge you a $600 set up fee.

I'm in a very competative market. I think it would cost more than it's worth for my website to rank on the front page of google here in Miami. It would require 1-2k in SEO monthly for at least a year. You gotta pick your battles...


So I got an oncarrot site at $30 a month as an alternative.It gets the job done. It's on my business cards and all of my marketing material.

It only took 20 minutes to set up.I haven't customized a single word of it. Haven't had the time to. You can check it out at [REMOVED]

I HIGHLY reccomend it if you are just starting out and want a web presence that helps with credibility with your prospects and fellow colleages. It's plug and play.

And yes - If you can find a good one, VAs are great for the tedious, monotonous tasks like dealing with spreadsheets, digging the public record, ect.

Anyone tried both of these skip trace services? How does the data from findtheseller.com compare to that of accurint? What about TLO?

Check your addresses against the USPS NCOA (National Change of Address). There are online services that will do this for alot less than the cost (and wasted time) of a post card. Send a letter first because it makes the best first impression. Then another letter, then drip on them with postcards.

Personally, I wouldn't send yellow letters to probate leads. I'd send them a more professional typed letter, signed, with a company letterhead. On 24lb paper or better if you can afford it.

So I used REIFAX software to create a list of preforeclosures that are in my farm area. To my dismay half of that list included leads that were already foreclosed on, had done loan modifications, and or have filed for bankruptcy.

Are there any better options? I'd hate to have to pay a VA to check the list against the county clerk or courts website for accuracy.
