I know it's an old topic, but I was going to start a new thread with this exact question. Have you tried marketing to non owner occupied preforeclosures?

Never give the sellera deposit. ALWAYS to the title company. That's not only to protect your deposit if you can't find a buyer. What if the seller decides to spend your deposit on a new Television. Your only recourse would be to sue, and it will cost you more time and energy than it is worth.

Make sure to have an out clause in your contract, like subject to inspection or a partners approval.

You will more than likely find a buyer so long as you have a solid deal that you are getting for the right price.

Hello everyone,


I posed this question on another forum a couple of days ago but got no responses. Just realized that it was posted in the wrong forum. Hopefully I'll get more responses here.


On average, how much do you spend on marketing to get a deal with the marketing strategies that YOU are employing?

I know that this question is subjective and that there are a slew of variables that can affect the results that you are getting but it would be helpful to get a ballpark figure from you guys.

@ned: I know that these answers are going to be subjective and vary depending on the type of marketing medium and your individual skill level

I'm really just curious about what everyone is averaging.

Well what's the property worth? His markup shouldn't matter as long as he's pricing it fairly and leaves enough room for your profit to be made after repairs costs are factored in
