@ Oscar, that's what we aim for when wholesaling a property, but we aren't averse to paying more depending on how the deal is structured and the property condition.

@mark masiel, we are buying discounted property from homeowners who can't or don't want to list their homes on the MLS. Most of our deals come from direct mail to a highly targeted list

Those spreads are huge. How much rehab work do the properties need? How are you coming up with your ARVs?

I woudn't be looking for deals on the Miami MLS right now. There's too much competition driving the prices up too high to make sense. Other than the occasional REO, we get most of our deals directly from homeowners.

I even have a video of a lady on top of a pile of stuff picking up boxes as fast as she could, emptying the box looking for stuff then moving on to the next box. The best part is there was a motorcycle buried in all the stuff :-)

Just like any other distressed property, just be sure to allocate a day or two for the massive trash out that'll need to be done.
