There are no shortcuts in this business. I'd be very weary about spending 15-25k on "training" and software. Just do a search here for "guru

Make the offer and get it under contract. If need be, you can always renegotiate during your inspection period

Bird dogs work hard... wouldn pay them less than $1000.

It's not a big deal, don't overthink it. Just put down as little as you can get away with!. If the seller objects, the negotiate it to something that you feel comfortable with.

I think that with a short sale you would need to put money down in order to get the house under contract. But once it is under contract, I believe that you would need to sign a partnership agreement with him to protect your interest in the property.

Today was pretty light . I placed an order for next month's bandit signs. Then I built a new lead list and had a copywriter start on a new direct mail campaign for them. Followed up with an interested short sale candidate.

Some savvy real estate agents would love to work direclty with you because they'd make twice the normal commision. But deals are few and far between on the MLS right now. If you are looking for flip property, why don't you find some reputable local wholesalers that are actively doing deals?
