Hello all,

Anyone here use a transaction coordinator to manage their transactions? If so, where did you find yours?

Too much of my time (and energy) is spent pushing paper and staying on top of our transactions. I'd gladly pay to have that time back.

To simplify things while you're starting off, just use the standard contract drafted by your state board of Realtors.

Sounds like he was trying to divert attention away from the fact that he fabricated those other offers.

The South FL market is extremely competitive. I honestly don't like the competition involved when buying a property from the absentee owner lists. Nor do I want to take or manage that sort of call volume. 

We're sending out about 2,000 letters a month to highly targeted niches. I haven't nailed down a cost per letter, but if I had to guess I'd say somewhere between 75-85 cents per. We've been finding fantastic deals this way, most have been at about 50% of ARV.

We have to make a couple hundred offers monthly to get to the deals that are listed on the MLS. We have someone in our office making offers and negotiating listed deals full time. Often times, we end up buying these properties for WELL below list.

Now off market is a different ballgame. With the kind of marketing thay we do, we're buying most of the deals that come our way.

Going to give this a go. Should be picking up my first one this week. It's a 1300 sqft 3/2 that I'm buying for $40k. The property has $15K in liens (negotiable), and should need about 25k in rehab. ARV on this thing is 120K. Should rent for 1300 section 8.

If you do decide to mail the heirs, I'd send a professional typed letter rather than the standard yellow letter.

I'd address it to the deceased owner, but since it's a yellow letter, I wouldn't mention his/her passing anywhere in the letter
