Be as versatile as possible, and be ready to submit many offers. Investors are hesitant to work with agents that do not understand their investment criteria. Be well connected in the investor community and see what different techniques they are using to make money in real estate, pass that information along to investors.

Isn't earnest money non-refundable after option period anyways? You could just up the option money to the desired non refundable number you are looking for

The 1% rule is a outdated metric to analyze property in my opinion. Does the 1% rule matter if you buy with equity or if your home appreciates 8% a year? You can find 1% all day, they may not be the best assets or neighborhoods.

Is it going to make you more money? Pull up some Airbnb's in that area and see what the going rate is, see how far they are booked up. If there is a demand for it then I don't see why you wouldn't. If the other units don't renew convert them to Airbnb's!

You are not going to see cash flow here in Austin. What you will see is appreciation, a lot of it. Investors are negative cash flowing to take advantage of the record breaking month to month appreciation.

I'm with Teifke, and they really preach the entrepreneurial aspect of real estate.  We're focused on teaching others how to make money IN and ON real estate and working WITH, not for others.

I usually have everyone who is over 18 listed on the agreement. Minors are less prone to having rental history and a financial background to vet them, so I don't bother.

Would you be open to a seller financing situation? It sounds like it's in your best interest to sell them the home, no agents are needed in this transaction if you know how to draft a RE contract.
