The best way to find anything is by referrals. Talk to local investors in your area and go to home depot early. Ask what projects they have going on and ask if they are interested in taking on more work.

Never base your property value based off of a Zestimate. Have your realtor send you comps in the area. Since this is a STR you need to make sure to run your numbers based off of what you think it can book for nightly. Know your high seasons, low seasons, maybe there's a market for 30 day minimums in your area? You're going to need to furnish the place as well, factor those numbers in

When the time is right! I like keeping money in the property unless I have a replacement that can outperform the existing property.

Do you need the money for another investment? Is it s rental property? Thats a spectacular interest rate, stick with it

Date them first, get to know them and make sure your values align. Make sure you are opposites in strengths and fed off of each other. You never get married on the first date

Worst case you lose your option, if you go over option period you lose your earnest. If the deal is good enough try and partner with someone on it. We wholesale to make enough money to buy RE ourselves!
