 I introduce myself, ask if it's a good time to talk, and get to the bottom of the sellers motivation. If the deal isn't right for me I ask if they have anything else coming up.

Great job taking your first step and reaching out. I always recommend getting your license, you will learn so much. Get in touch with realtors and investors in your area and pick their brain! 

Make it livable, and spend the extra money to minimize the amount of carpet in the house. Don't do too much!

What's going to separate you is knowing what your client's needs are. Many wholesalers are good at finding the deals but are left scrambling when looking for the investor. Build your buyers list first, meet your investors, then bring on the deals.

A great agent is one that is not simply concierge service. Many agent's make their living merely conveying their clients messages and setting appointments. It is somewhat subjective and very client to client catered but these things hold true, if you offer is not as competitive the seller is going to go with the buyer who has the agent they know and are comfortable with doing business with. It is a relationship driven industry, and sometimes the peace of mind of knowing the buyer will close is what gets it done.

How much meat is on the bone? I ask because you can narrow down your audience depending on what the deal looks like. You can pass it to a wholesaler if there is enough money to be made for them and the investor, it is also the easiest way because you don't necessarily need a relationship with them, the asset just has to be good. It's tougher with investors because there has to be a level of trust and familiarity before assigning a deal to them. What do you think of listing it?
