Find a market that is growing where where you can park your money in a SF home, put tenants in there, get a property manager and bank on appreciation later down the road. What about Austin, TX? You are not going to cash flow, you will see your returns 3-4 years down the line when you sell.

Absolutely, take out a HELOC. Talk you your lender and see what it takes to make it possible. They usually want to see the property stabilized before they loan you the money, takes about 6 months. If it is an investment property they will give 75% LTV

What's your goal? The brokerages core values and goals should align with yours. If you want to be an investor and are surrounded by concierge service type agents you are not going to benefit from it. A flower blooms because of it's environment, not because it doesn't want to

What's your goal with RE? Want to be a successful agent? Work with one and walk properties with them, shadow them without them even knowing it. Wholesaling? Practice cold calling homeowners and build thick skin. Whatever your goal may be, attack it at the source and learn!

Keep at it Joseph! If you can get something accepted in your market you can anywhere! It takes time and patience

 The biggest problem with letting someone pay up front for a year, is that it's really hard to kick them out, if things go wrong. Depends on what your risk tolerance is, but people who usually pay up front can not get past a landlords screening process. Often poor money management.
