I do not have knowledge is the Sargent market but make sure the demand is there. What does your competition look like? Are they being rented out? If so what is the quality of their product? If yours is better you can justify a higher rate, and if you want to fill vacant nights you can lower your price to competition and yours will book first every time.

I understand why investors prefer off-market deals.  My question was what are the upsides from the seller’s point of view?

 Quick close with cash. Home probably isn't in show condition and don't want people to walk the property.

@Hector Lewis Sounds like your agent is telling you the reality of the market.  I have not successfully gotten a home inspection into a contract in about 3 years now, and Im selling about 50 properties a year. I wouldnt accept one on the listing side either, as there are hordes of buyers writing offers with no contingencies. 


 Did not know that, thanks for the education! Do sellers and buyers do inspections prior to putting it under contract?

Go to meet ups, and meet your cash buyers face to face. Even if you only find two, doing business with someone you know and have met saves you so many headaches down the line. Most cash buyers you find on facebook or other social media platforms are either wholesalers or just not serious. Serious investors buy from people they know and trust.

Out of state is tough for off markets, get in touch with wholesalers and join investor Facebook groups.

I don't look for a specific return, I think more long term. For a rental, I would like for it to cover my mortgage, if I would like a better return I would put it on Airbnb. For a flip the effort and time i put in has to match the payout. Appreciation is the sweetest return

There is no such thing as a property with no option period. The seller may not be entertaining offers that have an option period, doesn't mean you can't write one up that does have one. Sellers who ask for no option are usually trying to weed out the people who negotiate after inspection.

More importantly get to the sellers goals and motivations. More often than not wholesaling isn't a sales pitch, its a way to solve peoples living and life situations
