I have a mfr in Newark and the boilers seem to need replacing. I'm wondering if anyone here has any experience dealing with this problem & what they'd consider to be fair for a boiler for a 3-4 br unit. Not looking for someone to do the job as much as what it *should* cost me.

Simple question. Is it reasonable (or realistic) to want a 10 cap when purchasing a multi family building? Why can't I find those anymore?

I've bought smaller multi families in Newark, but I want to expand to buy larger scale units. Any ideas as to how to find those deals?
