I would make separate sites and have a link to each other's site which will help with SEO and also give each it's own identity. I love godaddy for websites. You can do hosting where you build for a little more skilled to website design which gives you a prebuilt website you can customize.

Hey David! Great decision to start your investing journey! It has it's ups and downs but if you are driven I'm sure you will love it. The best way to be successful in this business is to join a lot of investing groups and make lots of friends in the business. Pittsburgh has great investments and tons of BRRR opportunities. Cap rates depending on area go anywhere from 7-14 CAP with most solid investments in the 8-12 range.

Depends on the area to be honest. West View is normally 7-9 CAP.

You can usually get a little higher (up to 10-11 cap) if you get something that needs a little work

Adam I haven't run into any occupancy or permit requirements for the township yet unless you are in an HOA.

Tenant friendly, however, reasonable. I do have to say that recently when I go to the magistrate, it's been "how much do they owe" and then the judge says "pay". But tenants can appeal and more are appealing then ever.

PAR leases (pennyslvania realtors association leases) say  "24 hour notice when possible" however, that is not a right to just come and go when the landlord wants. if you had a bad leak or an emergency repair and he/she couldn't get a hold of you then by all means, enter the property to fix it, but it sounds to me like harassment and an invasion of privacy. no good!

@Myles Ellison Understanding the market and what a good deal is vs what a great deal is is important too. At the end of the day you need to decide what type of portfolio and strategy you are interested in. There are many ways to make a good profit, which way do you prefer to make it!

I'll agree with Anthony and Gary. Pittsburgh's market is great. We are currently working with over 3 dozen investors to purchase and over 100 owners that we manage properties for and to say their portfolios are different is an understatement. But the good news is that no matter if they are picking up properties at $20,000-$30,000, doing some work and renting out or picking up $1million + large multiunits, they are all cash flowing positively!

$75 an hour is the going rate for all of the contractors we have for general handyman. We have 3 contractors at this rate.

If you have someone that is really good but you don't have enough work to give them, please feel free to send me their contact info. I manage 200 units and we can surely use additional handyman!!
