There are a lot of good resources (mainly from real estate brokerages). Terry Wright with Coldwell Banker teaches a really good class with exam prep materials.

We have 4-5 good contractors but even the goods ones flame out sometimes. And the minimum is $75/hr with many of the guys having a 2 year minimum. So if you have a medium to larger project you should be good but little repairs aren't always worth it.

I completely agree with @Paolo Agostinelli

Pittsburgh has pockets where you can pick up properties around $10-$30k and other areas that a $200,000 house needs gutted for resale at $400k+

So many opportunities and options.

If you are talking about financing, there are restrictions placed on purchase (or loan amounts) based on the loan officer. I have loan officers that will do under 4 units as low as $40,000.

Hey Valerie,

I would check state regulations on wholesaling. PA has a lot of laws in place which makes wholesaling not ideal at all. You can assign your interest in a purcahse to another buyer, however, you are not allowed to market a property for sale that you do not own, so you cannot advertise a property you have under contract to another buyer without technically breaking the law.
