I agree with the real estate investment groups. REIA groups are a good way to meet vendors, agents, and other investors. Did you have an area in mind? Depending on your big picture plans, you may want to start in a certain area and focus on their investor groups.

I've done a lot of deals in the last couple years where my clients are rolling in closing costs to the financing. As long as the numbers work for everyone it is win-win. 

I'm going to try to make it out there myself too! Just got back from vacation so my office has been a little nuts but I'm going to try!!
