@Luke Rorech… not feeling love for most wholesalers in TB for all those reasons PLUS building such a huge fee into a deal that their ask is over retail, often ‘iffy’ areas. worrisome.

Wish I had a good CPA for you, but the property is harder to come by than contractor or CPA.

Florida property taxes for non-homestead real estate are higher and escalates more quickly yearly.

The SOH (save our homes) program is a real plus for home owners and those who claim a property is there homestead

@ Matt, I've followed this thread and unfortunately there has not been a clear reply re: Gretchen's concern re: the city of Destin's willingness to accept STR; does the local board of realtors not track that data. I would have interest in investing also if there were clear codes permitting. are your investments long term vs short? Since no one else has replied, the need to clarify still exists.

Please tell m e you have some encouraging insurance details..I'm worried about my market. Several big insurers pulled out this year. Could be tough.

friend had a terrible experience when she borrowed from 401K and then the business sold. She was required to pay the entire sum immediately and could not so was charged the early withdrawl penatly.  It was a "big" business ... no one saw that train coming. Too bad for her; just a word of caution to any who consider this plan.

This scenerio is common in recent low interest years; desired area analysis = negative cashflow. 

TIme for creativity.  David Green is a fan of house hacking in low/no cashflow areas.Seeking owner finance may be of some help, but the condition is generally not turn key. To buy smallest piece of good dirt and build a tiny home?

Patience may be needed with boots on the ground hustle... start door knocking!

Hi Ben,   I see this post was 9 months ago, so before i comment about low money down strategies, I wonder if I should ask if the topic is stale.  Have you already made an investment? Are you still in Chicago?  Is there any type of property  you are focusing on in your search?

We have been under contract for 5 months to 1031 into a property that unfortunately is also a probate property. During a pandemic probates were slow in the county where purchasing, but did not comprehend this could still be an issue at this late date. There are now foreclosure and tax deed sales occurring weekly now. The heirs appear to be cooperative and have made requested repairs after inspection.  The  realtor involved does not communicate well or often and only remarks that she can't get any information from the attorney involved when contacting them. 

Any suggestions appreciated re: what actions are in buyers power to get this contract to close in next 2 weeks.
