From my perspective, this might be a location specific answer.
In smaller areas CL may be a good option. Not sure why, but the FB marketplace has had the same effect; lower quality tenants seem to respond.
However in my area, the population is dense and I find zillow and all its aggregators attract higher quality tenant pool. Last month, there was a vacancy and the new 9.99/month Zillow listing fee applied, but may not be charged in all areas, and it seemed worth it as the property was leased in the first 2 weeks. While it is easy for a tenant to 'push the button-'when can I see it?', it is also easy to send out the predetermined response with your tenant criteria and then you can weed out the really casual lookers. This step, to automate your first response, is very helpful to find the people who actually read your criteria (and can comply.)

Our business is small potatoes, but just as a point of reference, we have had agents take a small amount out of their % in order to close a deal when buyer/seller could not come to an agreement in order to close.
have never seen a check written but anything is possible :)

Hi again Steve,
a week later and I'm wondering your 'final answer.'
I'm very conservative and especially in these uncertain times, I think this applicant would not meet criteria for our screening; the income is not fully verifiable and the credit score may only be fair (although exact number unknown) and not good. Happy to know the mortgage payment will still be covered by basement occupant, that is some peace of mind if there are any surprises from the new applicant.

The cultural / political venues are strikingly different for sure.
I've lived farther southeast of Jacksonville @ the Atlantic Ocean in PonteVedra Beach and it all seemed like south Georgia to me.
Both locales should be good for a golf enthusiast though :)

I'm interested in the scenario, and will follow how the members respond.
3 questions: 1) do you have a policy re: screening criteria? , 2) do you have any other applicants? 3) does this property have a mortgage?
I've read some wisdom here in the past to the effect that, if you have a mortgage and anticipate the tenant will be helping pay down that mortgage, you are essentially going into business with your tenant. So if it's not a firm yes, it's probably a no.

Fortunantely you are asking all the right questions, AND looking for a solid cosmetic rehab :)
Sadly I have no knowledge to offer re: the geographic area your are interested in, but wondered if you might find a new best friend in NJ at a meetup who is more aware of such details. Looks like there is a virtual meetup 7/28 @ 8pm. Check the 'Network' tab in the toolbar and find 'Events' in NJ- should take you there.
I have had the most success in finding light rehab/cosmetic repairs in probate properties. There maybe an attorney in your area who has an focus on estate planning that can keep you in mind.

These are good problems to have, right? I think there are several groups who specialize in this sort of support. Actually I beleve Advanta IRA recently interviewed two men who have been active in this space during a recent webinar. If I can get some contact info together I'll try to send PM.
Just out of curiosity, did you aquire the last 3 together or were the individual 'finds?'
