Are there any short term rental restrictions in this area?
What are HOA's currently? Are they much higher than at time of acquisition?
Looks like some of the parking spaces have shade...nice.

Are you / your friends in the field of education??
Anecdotally, we sold a flip property to an educator who made use of one of a loan program for educators (?teacher next door) and did not bring any funds to closing.

Hi Drew,
Happy to hear you have selected real estate before even graduating.
I've never wholesaled so can't comment there, but you may be able to find an owner finance property that might work.
Have you attended any local REI groups or meet ups. I'm going to one Saturday and hope to meet people with fresh ideas in my (challenging) market.
