Hello, we used to invest in FL, my only suggestion is to stay way from 55+ properties.Many cities/regions specialize in retirement communities. Way too many restrictions on owning / leasing and lots of added fees.
Unfortunately hurricane's are also a problem. We have had properties all over the state and the preparations and damages are a pain. Tenants don't want to deploy property protection and so I always get loss of use coverage so what repairs are needed you can recoup some the lost rents.
I've heard people like the panhandle but I'm not familiar myself. I'll follow along to hear other comments. :)

Patrick, I am by no means an expert but my first thought would be to confirm with county property appraiser what the PIN (parcel identification numbers) is described as and if it can be changed or separated
Also, the tittle company who will provide insurance may be able to weigh in too.
Bank or credit union may help with valuation question. If you are working with a real 8 plex, it would be considered commercial and therefore usually valued by income. So it goes back to structure of property. County property appraiser to confirm PIN status
Agent may not be 100% accurate; and of course he is motivated by pending commission to provide an(y) answer.

Yes, there will always be an abusive party; wonder if they can be curbed (no pun intended) with deposit/monthly fees.
I have no reservations re: true service animal; its the pets who will destroy my asset that i fear. BTW, we have only B class properties and most of our tenants don't have kids. Just pets. Now transitioning completely to tile.

Agreed; water off in any unoccupied property AND any area w/ water should supply taped off; sink, toilet, etc. From a property owner perspective, my response is 2 fold.
#1 The listing contract may have some language about liability during showings, etc.#2 The agent or broker should have errors and omission (E&O) insurance; you should not pay the deductible or any related costs of repair. That and a good attorney may be of help to you. So sorry for this whole nasty episode.

Hi All,
We have been self managing for over 20 years in SFH's, mostly in FL and have been confronted with a number of tenant applicants who have assistance or therapy animals recently. While I am familiar with the ADA response to this topic -essentially all favorable to a tenant, but it appears there is an abuse of the definition as they are all employed, functional individuals who leave the assistive pet at home all day. They are NEVER true service animals.
Our property description always indicates no pets yet nearly all applicants have a pet and then state they are ESA or 'assistance'. I am seeking feedback and suggestions from other owners and/or managers with suggestions for how to handle this type of situation.

we are longterm buy/hold investors in Pinellas & Hillsborough County but have recently started buying outside these counties because they seem to be at top of the cycle, at least in B areas.
D and C minus till somewhat available. Many cash investors out of area investors overpaying.

Wondered if you have been viewing any of the auction sites? I generally see a few new properties in a variety of areas in NC weekly- many not too frightening.
