Jacob, It seems by the clarity and context of your post, that you are a bright, concrete thinker. Kudos to your family for raising a son with so much potential. Likely, this is why you are interested in being and entrepreneur, and this also explains why they prefer to see you heading toward academia.
Many students take a gap year; could you tee up your idea of technical school with that slant? Who knows, you may even find a partner or someone hire into a small start up while you start a formal education? The experiences and people you meet in the trade setting may better define your path toward REI.

Hi Jordan, I'm no authority, but we do own a couple of MH's and by the description you give, the pipe may very well be a vent stack and rain water emptying should go to sewer or septic. Good luck on your new adventure. Elise

The lease and state law may dictate some of these answers. Agree with John C., short leash for new tenants is usually a good plan. While many parts of this scenario are more than unfortunate, you don't want to give yourself problems by not enforcing a lease. Neighbors can be very understanding as long as there is communication from property owner.

Wow; taxes and insurance fixed costs are huge and will only go up...are the rents maximized or is this figure for annual lease?
Are short term leases permitted; maybe a corporate rental could yield higher rents?

I am a FL investor too, but am not very familiar w/ SoFL
My only comments are general. First, all real estate is local, so maybe 1075 sq ft is avg for3/2 but it seems tight to me. Generally, the off market deals should yield bigger spread. wonder how firm they are on price and if there have been any offers yet. Also, if you choose to proceed, please plan well before closing to keep carrying costs down (so those costs don't eat into your profit.) Good luck.

We are selling something in Ponte Vedra Beach soon and only know a limited amount about greater Jacksonville.
We are interested in purchasing larger multifamily but live in Pinellas.

Discussion @ local REIA mtg recently on this topic, many agreed to keep deposit/monthly fee for ESA very high in order to recoup for damages incurred by this 'pet' vs true service animal who is trained for service.
