Locally we have strong fines, restrictions, etc re: STL ing.

Not sure how long you've been in the area, but SREIA has vendors that are specifically investor aware.  Networth Realty USA is a vendor. They are actually in about 20 cities across US and focus on value add properties where investor can (hopefully) maximize

i have no affiliation or testimony...just another option for you.
