Post: Wholesale without a contract

Hi BP family, 

New to Wholeselling here.  I have two properties that I am presenting to an investor, however, I don't have a contract on the place yet.  Investor seems trustworthy, would it be safe to present the properties without a contract?  What is the normal charging fee for wholesale properties?

I have two properties to view tomorrow and a potential investor for wholeselling purposes.  I have not done one and lacking the confidence that I can pull this through.  Looking for some guidance I guess.  Thank you in advance. 

In addition, I have thought about keeping the properties and doing the work myself but would need an investor.

I am looking to buy another property and cash-out refinance my home however, my credit is not good enough for the bank although I have not missed a payment for over ten years.

I found a property that might look promising after all calculations. Any input would be greatly appreciated.

Purchase price  $364,000

$100,000  renovation on the low end

Price/sqft:$214

$288 taxes/month

$125 insurance

$120 vacancy

$120 maintenance

$120 CapEx

$1,872 total expenses

Rental income $2,400 /month

Similar homes are selling for 580k. This would be my first investment but I am having analysis paralysis syndrome.  

My plan is to get a loan from a hard cash lender, and BRRR process.
