Not for my own account, I'm maxed out because I have too many properties. Now the banks darn near want me to pay cash. So I'm stacking my cash and planning on hitting the auctions when I can.
My last approval was 6 months reserves on all my properties and 40% down...even though I could use my 401k and just show the reserves...I still felt a bit bruised.

Do you really want to know how many homes I showed off Panther Creek this past weekend and the one before...no you don't...lol.
I will definitely do Woodlands and Humble.
I do lots of BPOs in both those locations, so not a problem. I think that's part of my problem...see I'm used to providing in depth analyses for the banks on BPOs so I don't know how to give skimpy data to investors.
Maybe I'm being too helpful!

No you absolutely should be asking a realtor for that information, just be prepared to act on it, WITH the realtor who took the time to provide you with it.
I've probably prepared CMAs and analyses for about 15-20 folks from this site, who then didn't know what to do with the information.

Simply serious about pulling the trigger. My niche market is residential SFR - flips and buy hold for rentals.

In all seriousness, I've met some really great folks on this site, newbies and seasoned investors, agents, etc.
To those of you I actually did business with, I thank you and appreciate your business...to those who...well yeah...ya'll....I wish you all the luck and success in your investing endeavor...just not with me.

Dear Newbie Investor,
I am no longer available to work with you. I’m sorry, it’s not you…it’s me.
You know what? No.
It’s you, it is you.
I am no longer willing to spend countless hours teaching you the ropes, (I know I said I didn’t mind but now I do) searching for great properties, in great neighborhoods, in great school districts because you don’t know your market. I am no longer willing to put together elaborate analyses to explain to you tax rates, price/sq. ft. and what the property will likely sell/rent for.
Because even though I do all that for you and then open countless doors for you to view these properties YOU newbie investor still can’t make a decision.
My time and efforts are rewarded by you then cuddling up to a wholesaler/turnkey or better yet, you decide you can only purchase that great home that is move in ready, at $.30 on the dollar because you saw it on a infomercial and they said it can be done.
Or it’s a $25,000 property and you want put $1000 into the rehab (because you saw that on an infomercial and paid for the limited edition manual which came with the free $499 solar powered calculator) and then want me to tell you that it will sell for $95,000. I’m not telling you that.
So, I’m sorry…but I will no longer take time away from my serious investors to help you become a serious waster of my time. Stop calling up helpful agents such a myself our rather my used to be self with your hard money loan talking about you got cash…no you don’t, what you have is a situation.
Get back on your computer and Google REIT….please.
Stop googling “investor friendly agents” because you Newbie Investor…make us the opposite of that.
You make us un-friendly, frustrated and prone to writing comedy to post on our beloved BP.
