no, the pricing is actually exactly the same. I am looking at doing a 5% down payment too.

hello,

Recently I have been working with a mortgage officer and real estate agent in hopes of purchasing an income property. The plan was to buy a duplex and move into half of the duplex and rent out the other half along with the SFH that I am currently living in. After finding a duplex that I really liked I was told that if I want to pursue a duplex that I would have to finance it with a FHA loan, but I could do a conventional loan for another SFH. Does this sound accurate or should I be looking for another mortgage officer?

I currently live in a SFH and am in the market for a duplex to move into one side and turn my SFH into an income property. Since I am having work done to prepare my house to be rented (plumbing) can I deduct that expense on this years taxes? I am hoping to move into a duplex within the next couple months.

Only a quarter mile to the west of there you will be getting into the very up and coming Wauwatosa market.

I do not. I am prepared to make a move though this summer.  @Dave Carpenter, all the 2/2 duplexes I've seen just west of 41 in Washington heights have been listed for around 150k, which is 150% above where you thought you would feel comfortable there. Do you think this is a viable place for rental income any more?

that is not high if it is on the western side of 41.

Why do you think this zip code in Milwaukee is so bad? I am looking into this zip code as well, just on the west side of highway 41.

Thanks for the input! Just playing devils advocate but let me know if I'm missing something below.  I guess unless I'm missing something (assuming that the insurance works out) I don't see how they would find out unless they did a random check within the few months that I would be in violation. 

Utilities- they don't share any info with my lender or even know who it is

Insurance- I'm Che king with my agent now to see what they would send them 

Tax address- would change but they don't get any of that information, they just send me the slip stating my taxes and insurance

Hello,

I just refinanced in November so this upcoming November I will be able to purchase a property.  I am looking at getting into a duplex in the Milwaukee area.  I was curious how difficult it is to find tenants in December or January because of the weather etc.? Is it worth it to even purchase then or should I just wait until Spring?  I'm just afraid that I will get stuck in that cycle every year then.
