sorry the 200 and 250 are other properties. 1405 a month has everything included

Purchase price $234000 4br/2.5 bath 

$17600 down 

4.35% 30 year 

Mortgage $1405 

Rent $1695 

Coc %17.5 (I think I'm doing it right I pulled 8% for vacancies)

So how would you analyze this deal.

With 8% takin out for vacancies. I got %17.5 coc  

Should I be taking out more? One rental we have cash flows $250 month, the other $200. 

Thoughts?

I had a new tenant move in on Sunday. She called me yesterday stating that the dish washer was not working properly  (taking to long and not cycling). I got someone out today to fix it. They called and said that it works great and she just didn't know how to work it properly. So can I charge her the $81 service call fee? Or do I have to eat it!

That sounds good to me! What are your properties like? All SFH's? Are you living in the third for a year then leaving?

Yes they are all sfh. And we will be staying for a year. One is a 2br/1bath. And the one in Vancouver is a 3/2. The one we just bought is a 4/2.5 in a great neighborhood and should cash flow $300 a month after all said and done.

One is in Richland WA. and the other is in Vancouver where we live now. Also we are going to be living in the third and updating.

@scottk Yes I had about 15 people interested in 1 and about 12 interested in the other. I had about a month to rent out both and I did it in about a week for both of them!

Both tenants had amazing credit, great jobs, and perfect rental history! Now all we need to do is make sure everything goes to plan so we close on house number 3 on 12/10/14!

Marcia,

I told them on Tuesday that I needed them to send over their paystubs. She was trying to use ones from her last job and was having a hard time supplying the current pay stubs. 

The second person had looked at the house before the other applicant but had not turned in a application due to a death in the family. This person came back with flying colors and seems like a much better tenant.

Does this still apply to previous statement?
