@Aaron K. - I know its not a get rich quick thing, Im in it for the long haul and I want to build a good foundation so I can grow.
@Wendy Vaidic - How can I help, whatever it might be is at the top of my list. Ill work for free and do what I can just for the opportunity to learn.
@Pat L. - that does not sound like fun. Finding good contractors are a huge part to the business. I wish you luck on completing this flip that sounds like a nightmare!

@Maurice D. I had a similar question, so if anyone has any take on that, I would be interested in hearing their response. I work full time as an accountant and want to become an agent part time. I want to get my foot in the door while still having the w-2 salary to help me with traditional financing.

@Nick Mulligan I originally planned to do FHA but the property I bought was disqualified from the FHA loan because of the proximity of a gas station (FHA requires a certain distance from a gas station to qualify, think it has to be more than 300ft ). My agent wasn't aware of that rule for FHA and neither was I. Luckily I was still able to do a first time home owner buyer program, I believe it was called Home Possible, which I put 5% down. Definitely get pre approved before you start looking to buy as you will know what your limitations are, and definitely make a budget based on all your income and expenses now and what they would look like with a mortgage, water bill, utilities to see what works best for you.

House hacking is a great way to start. I am currently in my first deal house hacking in Brockton. It has been a great experience thus far and you learn a lot of random stuff along the way as well.

@Matt T. I would also consider Lynn a C class or maybe lower depending on neighborhood. When you are looking for properties you should look at the crime around the area especially since you are considering living there.

Hello all,
I just purchased a home and am in the process of vacating a unit that I need to live in. (Seller did not want to vacate the house but I moved forward anyways) The current tenant is one single guy, no wife or kids, with no lease. Previous owner had trouble with him and another tenant said they tried getting him out before, which clearly didn't work.
Given that he has no lease, I gave him a 14 day notice to vacate the property. When I dropped the notice off he was not home but I got a call from him after. I told him it was nothing personal and obviously he didn't take it well. All in all, his response was that he would go to the courthouse the next day to set something up. I contacted him the next day to see if he did so and I got no response.
I am planning on going to court if I have to but I would have to wait until the 14 days is up to start the eviction process. I have 50 days left to get into the house, does anyone else have any suggestions or experiences with this?
