Sure I can help you. Are you looking just for both fix and flips and buy and holds? I know your probably going want to stay away from the crime areas(there are only like 4) do you know what kind of ROI and cash on cash return your looking for? Chicago is still a great city to invest in....besides the media bashing and the excessive taxes there are still great deals.

Estate investor I would agree with @Stacy G. you need to know how to estimate rehab cost....it's actually a very good skill to have because it doesn't matter what your doing, flipping, wholesaling or fixing up a potential buy and hold to rent out, you need to know if the numbers will work and you won't know unless you are good at rehab estimation. Also just overseeing and managing the process of the electrician and plumber can be a pain in the you know what as well. Everyone doesn't do good work. Or something may come over them and they decide to just do a decent job instead of a fanatasic job. In summary, Rehabbing can go wrong in multiple ways. I'm still looking for a new GC myself.

I look at wholesaling like this for Indiana and Illinois......the ultimate goal is have investors have a great ROI if they are doing fix and flips or a great cash on cash return for buy and holds. Nowadays it's very hard to make 10-20k off a deal unless the deal is north of around 230k and even then you might have to partner with another wholesaler to get it to close on time.....nowadays especially with the market being as tight as it is the average deal is about 5-7k in Illinois and Indiana. If a wholesaler is truly bringing a great deal to investors. Wholesaling is a business and with any business the goal is to have repeat customers. So it's a combination of sales, marketing and customer service to become a great wholesaler. So with that in mind if you really want to make money you have to log a ton of hours in sometimes to just close a deal. Deals fall through.....and it's very frustrating at times.

Can someone PM me good hard money lenders and private mortgage companies near the south side? I dont like my current options also has anyone had success with credit union loans?
