I just listed the development rights for up to 5 new townhouse units in Essex, Vermont. Two units are fully permitted and planned and could be built tomorrow; other three units are planned and approved by the HOA but would need city approval to connect to municipal sewer, etc. These are very large townhouses with the potential for a great sale price after being built -- last one sold for $420k in 2022 (was originally built in 2007). Many STR owners, hosts, and property managers fought this. It's so unfriendly towards many local Vermonters who use STRs as a way to supplement their mortgage payments, since the state has high taxes across the board. A great resource is VTSTRA (VT short term rental alliance) and I highly recommend checking out their advocacy guide if you're an owner in VT.

Hi Jacklyn, I'm a VT realtor (though I focus on northern VT), and also on the board of the VT short-term rental alliance (VTSTRA). Killington does a great job managing and working with STR owners and it's one of the places I always recommend my investor clients check out because of the STR-friendly regulations there. I think the new lodging will be great but the newest builds are very very expensive and I suspect will be purchased more for second homes than pure investments. Hi everyone, if you're an STR owner in Vermont or looking to buy one in Vermont, I wanted to share that the state's Ways and Means Committee is considering imposing a new 10% tax that would be on top of the tourist room and board tax that already exists. This would make STRs pay 19% in taxes. They are considering the legislation and making a decision this week on whether or not to pass it to the next round. If you're opposed to it, I highly recommend you reach out to the committee and voice your concerns.

If you own or are looking to buy an STR in Vermont, I want to recommend Vermont Short Term Rental Alliance, or VTSTRA. They have so many great resources for owners and the community of hosts, property managers, and other vendors.

I am planning on giving a short presentation to a group of local RE investors in Vermont. I've attended their meetups regularly and other vendors/ industry partners have given presentations at our monthly meetups. I'm struggling to decide where I could provide the most value to them AND demonstrate my own value-add in such a way that would prompt them to work with me in the future.

I spoke to them about it a month or so ago and have been afraid to take the plunge so I'm interested in hearing if anyone else has. Part of it was the price per lead but in addition to that, my market in Vermont is much smaller so I'm not sure if the number of leads generated would be worth it. But definitely following this discussion!

I'm sure you've already found your answer, but for future reference you can check out VT Landlord Association as a very helpful resource. It's run by an attorney and they have many templates and forms you can use! I'm not affiliated with them in any way, just a member myself and think they're very useful.
