Thanks Justin. That's good to know. I wasn't sure of that, but that makes sense. Where would you find out about the water bill and stuff. Would the municipality give out that info?
It's too late anyways for that home. If I do the down now, I can't use it until 6/10 anyways.

Thanks Charles,
We are cash buyers. I was looking at that website last night. I was little confused (do you go to courthouse to bid? online bidding?)
For our 1st house, we don't want to do a complete make over (so new to this, I think we will be way over our heads for a complete make over). How much would a house like that cost to renovate? ARV of 160-180 sure does sound good though lol.

How do I send a PM? I thought I sent you one, but it seems it was a private note lol.

@Ivanna Karina Gonzalez Thanks! I will reach out for sure. I def need some general help in what area to look for, or how much to spend. I'm going into this with my father (who just moved from overseas) and he truly believes 100K is doable, but everyone is telling me no. I need to see where to look, or how much more to invest.

Thanks Charles & Brian!
What am I looking at cost wise to invest in? If buying a house for 100K isn't going to cut it, what should I be looking to spend? What are you guys buying your investment properties at?
I've seen some homes sell for about 100-120 range which were bought at around 40-60 k before being sold after a renovation... Those are what I'm looking at, but just not having any luck. Where should I be looking?
My dad and I plan on doing some of the work ourselves, and some contract (kitchen, wall knockdown, take tile out) We'll do painting ourselves, install laminate floors and that kind of stuff on our own to save cost...
I feel like the hardest part is finding the house.

I'm gonna see what I can do. I'm being told I have to spend way more to make anything happen in FL, but we'll see... I see some foreclosed stuff on realtor that seem manageable, but other than buying my own home this is all new to me. Maybe there are things I'm not seeing or just don't know yet.
I've considered going up into Martin County perhaps...

Hey everyone,
Just wanted to introduce myself. My name is Emir and I reside in South Florida area. I'm starting to learn about flipping homes and currently signed up for a pre sales assc class in couple weeks to get my real estate license. I'll be doing this as a side gig with my father (not in any connection to my full time job).
We're looking to buy homes upto 100K in palm beach area (for now) and make some profit off them. RIght now we're looking to start one for about 60-80K so we can learn from it.
The hardest time I'm having is finding a home worthy of the investment (well priced and needs work) and getting good comps (what to buy it for and what to sell it for) I've been using zillow and still can't find a good home...
I'm here to ask questions (and eventually answer) and learn from people who have been doing this and can teach me.
Anyways, hello and looking forward to learning!
