Welcome to the club! I’ve only been investing for a little under two years. We like buy & hold, have 5 rentals in Bham now and actively looking for our next one. There was actually an investor meetup last night at the new ghost train brewery. Search for the Birmingham Investors group on Facebook. They meet once a month. Last night was my second time attending and both times I made some good connections and it was nice to talk to people in the area about neighborhoods and such. The area immediately North is trying to come up but it’s been a struggle. I think the potential is still there, but time will tell. The city did a huge revitalization of the Norwood neighborhood. It’s hard to find a deal there right now but if you happened upon one, most of that neighborhood has turned. They are talking about revitalizing the areas east of 65 but nothing solid in the books yet. It’s a pretty industrial part of town.

So we bought a house in Bessemer for our first one. It was cheap and we were in learning mode. We learned a lot. We actually have great tenants who signed a second year lease in October. They pay on time every month and take good care of the property. We make good cash flow on that house and it even just appraised for way more than we thought it would on a cash out refi. I think we got lucky but I’m definitely not opposed to doing it again.

I hate to say it, but all of those things sound like valid complaints to me other than the time for hot water to travel. All of them should be easy to fix or at least look into.

We started with purchasing rentals in our personal names and just opened a separate account at our personal bank to hold deposits/pet fees etc. Bill payments and rent checks went through that account as well.
Recently started an LLC but have not purchased a house under it yet. (Working on one now). We opened an account with Bank Of America. They were offering a sign up bonus. Super easy to set up the account over the phone and they just mailed all of the paperwork we needed. They also got us signed up for a business credit card with a bonus as well. So far, really happy with the whole process.
We have a few friends that have business accounts with a couple local banks and they were less than pleased so we decided not to go with them. Ask around and see what other business owners in your area are doing for accounts and see if they would recommend a local bank vs a big one.

We invest in Alabama and love it. You have to be careful which parts of town you buy in. Like with any big cities, you’ve got some serious crime in some portions. Cash flow and appreciation are good here.
