Not going to bash any of these recomendations but if you ever plan on rehabing a property, you best bet is a truck. if fuel economy is important, then a 4cyl is prob your best bet. if fuel economy and power is important for maybe hauling then a 6cyl. Put the math together and it looks like a chevy s10 with a 4.3 is your best bet. easy to repair and reliable with giving you good gas milage.

im about on the same boat as you. I decided im going to live in my first flip for about a yr. Will prob do a FHA and use my extra income to do the rehab. I believe education is key. I listen to about 5 different podcasts, and have about 4 books in audibles.

not to mention with 203k you need to live in the residence. And they probably want you to live there for a while.

Thank you so much Sarah, you answered my question about the MLS that I was very confused about . I was looking into getting get real estate license. I have a lot more time than money, but from what i understand, you have to pay a broker to have access. Sometimes a couple hundred dollars a month. I feel like this phase in my life that money could be better spent in savings and cleaning up my credit. Do you know anyone in Jacksonville that might take time to Mentor me? I have a small cleaning company I can barter with and my wife is a very skilled web developer. Thanks again for your time.

For the co-signer part, i had planned on living in the first one for a yr Or 2 doing as much of the rehab i could myself. Wouldnt A 203k finance on a house needing a good amount of repair? Also, when you say they find deals off market, you mean about the same process for finding a house as wholesale? Thanks for the help.

 there is something called Affidavit of Equitable Interest to protect you if you have it under contract if i understand it correctly.

Im a newb, but if you offer the buyer such a value, im sure they will not want to burn you. If this is a good deal, the buyer will want you to contact him again. Going around your back is a good way to get burned locally.
