Excited to share that I officially closed on my first wholesale deal earlier this month! Months of diligently comping properties, networking, and educating have finally yielded my first success. After all of this time, my advice to new wholesalers is - KEEP GOING! For a long time it felt like I was spinning my wheels and getting nowhere but each failure takes you closer to your goal (if you learn from it). Its really easy to reach a milestone and pass it without celebrating because we always want the next goal, but I had to take a moment and truly appreciate how far this journey has taken me. And with that I wont let this momentum go to waste, I'll be reinvesting the profits into my business and I'm so excited for all the things to come.

Hey BP! I'm under contract with a property in Denver and looking to double close due to a non-assignment stipulation. Any and all direction would be appreciated.

Hey BP, I'm looking for direction and/or tips on finding buyers, shopping around contracts, and developing a buyers list when virtually wholesaling outside of your home market.

Hey BP, I'm looking for a General Contractor to visit a property in the Denver, CO area for an estimate. Preferably someone experienced in full rehabs and the Denver market. Feel free to drop a referral. Also open to any and all suggestions or nuggets of wisdom related to hiring General Contractors.

Hey everyone! I've begun to comp properties and would love some input on the process - specifically, best practices for determining rehab costs & ARV.

I'm aware that obtaining a RE License is not a requirement of becoming a successful investor but I am finding that it may be a good way to educate myself and establish credibility.

I understand that making yourself an asset is a great way to kindle a relationship with a mentor or partner - I'm curious, how valuable is access to the MLS from the perspective of a mentor or partner that does not currently have direct access?

Hey everyone! I think I've spotted my first deal, I've run the numbers and it appears everything works but this is my first one so I'm lacking in confidence. I would like to partner with someone, preferably in the Denver/Westminster area, that has wholesale experience and is willing to go over the numbers with me and walk me through the process.

I'm looking to treat this as a learning experience and split the profits with someone who's willing to take me under their wing.

I'm new to the world of real estate investing but I have a lot of experience with negotiations. For that reason I think I'd like to try my hand at wholesaling properties but first I must be able to identify a property worth pursuing.

What criteria do you use to determine a good candidate?

What variables help you decide between a good property and a bad one?

What red flags can turn a good deal into a bad deal?

Hey everyone! My name is Kyle and I am excited to begin my journey as a real estate investor. I have a lot of learning to do but I am a big fan of the BP Community and hope to not only use it as a resource but also become a resource for others one day.

A little bit about me, I am 29 and originally from Cleveland, Ohio. I went to school for Marketing & Communications and I've operated in the Casino Marketing Industry for just shy of a decade. I recently accepted the role of Regional Casino Marketing Manager and moved to Denver, CO. My family comes from a very poor neighborhood and we didn't have much growing up but my parents were able to stress the value of education to me and my brothers. I've been blessed enough to use the skills I've acquired over the years to pull myself out of the cycle of madness that I witnessed trapping the young men I grew up with. I now seek to build generational wealth to provide for my legacy, a foundation of success.

As far as my real estate goals; My initial strategy includes wholesaling to build capitol and possibly branch out into buy & hold.

I'm also not ALL business, I am a huge movie buff, I love all genres. Very eclectic music tastes from EDM and Rap to 80s classics, I've been on a d4vd, ekkstacy, & Vacations kick recently. Open to new friendships and networking as well.

Lets connect!
