@ryan r Depending upon the size and configuration of the house, the shear loading at the corner of a residential structure can reach a couple thousand pounds of force with a design wind loading in most of the U.S. In FL or CA, it can be much higher. A common rule of thumb is that an 8 penny nail has a shear strength of 50 pounds. That's why it's so important to have full length wall studs between the top and bottom plates.

I would highly recommend that the wall studs that are rotted and you remove are sistered from the bottom sill plate to the top plate. The reason why is that the load path needs to be continuous, and the nails usually don't have enough allowable shear strength when you sister the existing studs to new studs.

Hi Amy,
I used Rick last year for a flip. Pretty easy to get along with, the money showed up at the closing table on time, and the draw process wasn't too complicated. For a HML, if recommend using him.

I'd agee with getting an engineer out there to take a look at it. Get a worst case scenario cost from him, and then see if you can get the price reduced by that much. If not, there's plenty of other deals out there!
