It's hard to know what quality carpet to get. We ended up buying carpet from Farnell's in Orem. Chris was helpful in understanding different carpet qualities/choices and he is willing to negotiate deals. Not saying it's the best option out there, but it worked for us.

The 50% rule is impossible in Utah as far as I can tell. Places in the Midwest can have those deals, but not here. The whole idea of the 50% rule is to give a rough estimate of expenses so I still pay attention to it, but then I calculate what my expenses will be and try to see that it will cash flow.

Sounds right @Bryce Till but I think it would be wise to consult a tax accountant prior to finalizing your tax return. A lot of times your initial consult is at no cost and you could ask them your questions and get some professional advice.

I am in a similar boat,  @Matt Williams , but I have found what @Andy M.  says to be true. It seems like to get a great deal you have to buy in certain areas of Salt Lake. I want a great deal on an owner occupant as well, but I have to convince my wife to live wherever we buy.

We've come to the conclusion that we are going to buy something (SFH or 2-4 unit) that will cash flow when we move so that we can hold onto it and rent it out and still have it remain an asset to us. We figure we are willing to live in a "less desirable" area for a couple of years before we move.

Utah is a great place, at least I think so. Most people live along the I-15 between Provo and Ogden and there is steady growth throughout the state. As far as specifics I guess it depends where you can land a job. Best of luck!

I know in CA it's becoming much more popular to have drought tolerant yards. These awesome plants called succulents look great and I have seen some succulents in Utah since moving up here. You should check them out.

My wife's aunt lives in Washington Fields and we stop and visit when traveling between CA and UT. Beautiful area! I am looking to cash flow on a property in Salt Lake and it is difficult to do east of the 15 so I am waiting to get up there to do some more research on other areas that are more affordable.

St. George is an awesome place and I would love to have property there. I am just getting started with REI and am looking to begin in the Salt Lake area. I'm curious, what kind of rental do you have there?
