Welcome to BP, I'm an investor in the Massillon, oh area. I own some rentals and just bought my first flip property in the Tuslaw area. I'm trying to bring the value of the property up by being creative. Each duplex has a three car garage so it made sense to consider splitting the parcel in half. There is road access to both buildings with their own parking area. I will try to attach a google maps view of the property to give a visual. Thank you for your response!

Hi everyone, I'm looking for advice on splitting my rental property into two parcels.  Here's some info to take into consideration.  I own two duplexes on one parcel in Massillon, OH that were purchased under a two year land contract deal.  My plan is to get a loan after one year and end the land contract (contract states no penalty for early buyout).  Each duplex has it's own three car garage and are separated by posts right down the center of the property (between the garages).

I plan on contacting the city of Massillon to ask if I can separate the property right down the middle leaving one duplex and one three car garage on each parcel.  

My question then is would this bring the value of my property up since I took one and made it two or am I wasting time and resources to keep the value the same?  If you need more details to help answer this please let me know.

Zillow is a great way to get an idea of value but sometimes it can be way off. For example, the apartments I bought in Massillon were showing a "zestimate" of about $120K when I purchased them and in less than a year it showed $206K. I'm sure my property didn't go up that much (although I wish it would lol). Massillon has some real good areas but also areas I would stay away from as an investor. Perry township is a real good area in both Massillon and Canton because the school district is great, most people will pay much more for a good school district when searching for a permanent home. It can be hard to find a good deal in Perry because investors know the area gains value due to the schools but I've seen several deals outside of the MLS that investors have made a lot of money on. I hope this helps, I would be happy to show you around the area and break it down for you. I found driving the areas I'm interested in at different times of the day and observing the people, home conditions and businesses has helped me tremendously in making decisions on where to invest.

I live in Canton, OH but invest in Massillon. There are good areas in Canton but you should research the area you're interested in before investing as there are some that could cause loss. I know the area well so if I can help in any way please let me know. Good luck!

I'm interested in meeting with real estate investors in my area.  I've been watching the forums for investors in Canton, Ohio and surrounding areas and have had no luck.  I purchased 4 units in Massillon Ohio (on land contract) as a new investor and was hoping to find people that like to talk real estate to bounce ideas off of.  I've been in the computer business for over 15 years and in the construction field prior to that and I enjoy discussing business.
