Really I am paying $750 a year for a $60k rental.
Do you have contact info? or maybe I could just call American Modern Insurance.
Not sure if they do business in Indy.

Hi all,
Not sure if I am posting in the correct forum.
Could anyone recommend insurance agent that works with investor.
I see lots of post in the marketplace where they say $35 or $45 a month for insurance on a $75k or 85k rental.
Now I have a few rentals but I am paying way more that $35 a month.
Will appreciate any suggestions or comments.

Hi All,
I am looking to expand my rental portfolio but I am not sure if I should try a b class ( 95k ) sfr, all my rentals ( I have 6 are in a (c class) in eagledale)
eagledale rentals rent for $750 month paid on average 55k build in the 1950s
possible buy is on Zip code 46237 for sale for 99k market value is 120k. rented now for $950 month, could maybe increase rent to $1050 ( this one is build in the 1980s)
my question is , should I just buy 2 more in eagledale or go for this b class sf?
note: my eagledale homes tent to have issues with plumbing being too old. so maintenance is more expensive?

@ Erin Donlan thank you for all the questions, they have make me look at my operation.
The reason I would want to contunue investing in eagledale is If I buy one more and payoff another one my cash flow will be much better.
I manage the homes myself, so I guess if I buy in speedway I would not have any better way of screening for better tenants if I keep doing the same things.
I guess my assumption was that tenants that can afford 1k rents would take better care of the house than those who pay $750. Am I wrong for thinking that?

What makes more sense? Im getting a 85k heloc
Option 1
eagledale 3/1 sfr 46222 sale price $52k will offer $48k will rent for $750
If I buy this one I will also payoff another land contract that I have (owe 40k will offer 37k) I rent this one for $750 as well
Option 2
6045 Schoolwood Dr, Speedway, IN 46224 asking price 110k , will probably offer 95k will rent for $1100
Note – I have 3 more rentals in eagledale and tenants are good working people but it seems like they are always struggling to come up with money for the rent, just my limited experience.
Will appreciate all comments and suggestions/ advice as I am new in this business
One more thing, I do not like to leverage, I buy and try to pay off within 2 year max as my work income allows me to..
