thank you @Jeff Copeland. We figured it was too good to be true. We just thought we would ask. 

I hope Im in the write category. My partner and I came across a lead where an owner has two properties. One he wants to get rid of for $10K and the other he just wants gone. Now the thing is, he stopped paying the mortgage on both of them and the taxes. But the bank never foreclosed on either one. 

My question is, how can we take over the properties? They both have back taxes that were forfeited too. 

I havent done a deal myself but I have done researching and from what I know, Fidelity is a wholesaler friendly title company. Send me a PM if you want to JV or something.

@Rose Ventura wow closed on 8 properties in 2 months. That is awesome. I would love to know what houses you marketed to. If you do not mind sharing. 

@Alicia Brown congratulations on landing your first deal. Im still struggling myself to get a house under contract. Just curious on where the lead came from? And I hope you are able to close soon and get yourself some nice holiday money. 

@Rick H. Thank you, I hear so many different opinions on which leads are best to start when just starting off. I have a high equity list of only 90 houses and nothing landed. Was just trying to get my phone ringing. So now was considering purchasing a bigger list from listsource, or getting a probate lead. A tax delinquent list in my county wont be available til around March/April next year. 

@Mark Pedroza Yes I considered and looked into this but it seems like their website isnt very helpful. I will have to go to the courthouse to get a detailed one that has properties listed on there.

Its not only great to see that you had success with BP after finding this site 3 years ago. Its great to see you are from Chicago and have been successful. I found BP this year, so Im hoping in 2019, I can have a post like yours. And the success of course. Thank you for sharing. 

Ok cool. Thank you @Paul Amegatcher. Ill definitely look into that list and hopefully land a deal from it. Maybe I can mail out to only those that have a high tax debt.
