@Seth B. How much do insurance and taxes take up of the $585? These costs are part of the expected expenses the rule is accounting for. You only need to subtract the principal and interest once you have divided by 2.

Also how long did you amortize the loan for? If you have a shorter term on the note it can make your short term numbers look lower but it will be paid off sooner.

Your numbers on the surface look pretty good and don't forget the 50% rule is just a rule of thumb which can be affected by numerous factors.

@Mark Ferguson that area seems to have really good numbers. I looked at a REO a couple blocks from there this spring but the numbers were just not right.

Also I agree with you on predicting the market, especially in a town like Greeley.

If you have that many leaves in your downspouts you might want to consider a product like gutter helmet or something similar. It might save a ton of time and headache in the long run.

This is the situation I have with my current tenants. I receive the rent check directly from the church. So far it has worked out great for me. Also, they decided they wanted a fence to keep their dog from running near the A/C unit in the backyard. As result, a family from the church who owns a fence company came and built a beautiful fence around the whole area including a gated entrance. I was just fine with it since it was professionally installed.
