Calvin,

Welcome down to the Ham. We have a local REIA that meets on the 4th Monday each month. If you would like then please feel free to come out. Here is the link: www.aiaclub.com

Also, there is a REI meet up group that meets on a Tuesday night. Both are great to meet people in this industry.

Hope to see you soon

The organizer of the group is Mark Jennings.  We meet every 3rd Monday of the month, and you can get a lot of good information from this group specific to the Montgomery area. We would love to have you come to our meetings.

Would like to know the end intentions for this property?

As a buying investor I would like to know the ARV and possible repairs needed once the tenant vacates the premise. Also, would like to drill down in to the rent comps to see if I could see a comparable rate and determine if my rents are low, avg or could be increased

Awesome stuff.

Anything is possible when put our minds to it.

Keep up the work.

Adam,

There is a great book that I recommend you pick up the pertains to Lease/Options and Lease/Purschase.

Wendy Patton- Lease  Options and "Subject To" Deals.

She covers this investment tool very well and outlines a system of how to track the lease/option from start to finish.

Great addition to my library.

Good luck and stay with it...

Kevin,

You are very welcome.  Glad to help you out.  The more I get involved with real estate it, the more I find it is about relationships and helping the other person get what they need.

Go into the podcast area and find the one that speaks of getting the loan officer to day yes.

Also, there is a webinar segment that @BrandonTurner discusses about marketing yourself to the lending agency

Stephanie,

I am a firefighter in brimingham, al.   The reason I say this is because most of my xo-workers are either handymend or licensed in a particular trade.

Go by a local fire station if you can get any references from the BP community.

They will be glad to assist you...

Sincerely,

Mike from Alabama
