We are a small scale investor who wants to begin to generate leads coming back to us.

We are looking at direct mail, i.e. list source and Google key words.

Our main objective to marketing is to generate a successful lead to buy/resale a property.

Currently we are marketing our buy/hold to active landlords and we are seeing some success in this area.

Our goal this year is to get the phone ringing back to us.  Open for suggestions, tips and comments

Joe,

Same here.  It is great to network with like-minded investors.  Everyone grows when each party has a interest in the partnership

Really look and see what and where you want to go with wealth.

To me,

Filps are quick riches and Buy/Hols are long wealth-buliders.

I perfer the buy/hold because of the benefits to eliminating or reducing my W-2 income

James,

From my experience I pull the tax records from the local county to find out who and where are the taxes being sent to. From there I call, mail or if close drive over and ask them if they are interested in selling.

Will,

We felt that our site gives marketing credibility when a person comes in contact with you.  We are going to start a marketing campaign this year to generate leads to our site.

The main reason that we put one in place is from our direct mailing.  From our experience the person we contact is checking us out to determine online presence.

Hope that helps...

I go to the local fire station and ask for referrals.  I know from experience because I am a firefighter.  I personally get my HVAC, carpenter's and so on from the morning coffee table.

Also like following J Scott tip.  Take some breakfast snacks and be at local Lowe's or Home Depot or local construction material location and show up around 6am.  That is when the legit contractors are showing up.

Hope that helps

I will definitely be following you on it.  We enjoy the buy/resale side when a great deal comes across us.

Will be trying out some different marketing models in the upcoming weeks

Great post on leverage.

Also just finished the Book on Flipping.  Excellent tools that I have implemented in my business.  Thanks for helping me build a system to build scope of work projections for my buy/hold and rehab projects.

You guys rock...

To all associates,

We are seeking to partner with the right lending requirements to fund our buy/hold property acquisition.

We are wanting to utilize short-term leverage to secure the package deal until we can convert to long-term funding.  We are having trouble capturing the funding because the amount is under most lending requirements for package deal.  We have equity to offer in deal but would like to leverage so we have reserve captial to fund this until it can be converted into better terms/rates.

If you/anyone can help us then please give me a shout.  We are ready to get this thing done.
