I agree with Chris, start single family then you will gain more knowledge and also move revenue to venture into MF.

We have 12 units and we use to take cash only due to bounced checks.  We recently went to paymentnetwork.intuit.com  and love it.  It is only .50 per payment received and they directly forward it to your bank account and send email updates.  Has been a great transition, does not cost me much and very easy to use.

Awesome on #19!  We are downriver and just bought #13.  Just got into a few duplexes.  We have not looked much at Garden City or Westland but seems like a great price.  Keep posting updates

Awesome, love following and watching you meet your goal.  We just bought our first 2 duplexes (12th and 13th unit) last month.  This is 5 this year and it has definitely pushed me to limits.  Previously we were only buying single families and 1-2 a year.  Now looking into larger units as we just starting using the commercial financing as well.  It is exciting reading about your journey helps the process :)  Good luck and enjoy your vacation I will have to talk my husband into one after these last purchases.

2014 Town and Country is our main family vehicle. I inherited my wifes '07 Mercury Mountaineer. Having 3 children pushed us to the minivan and a car payment. Otherwise we try to avoid having any car "payment" and pay cash. Prior to the '07, I was driving an '01 Expedition, and '95 Dodge Ram.  Both of which I drove till the rust caused the doors to fall off....literally.

I'm not qualified in describing hard money outside of only pursuing it after other self financed investment options. Ie.. Mortgages and personal loans etc. There are ogles of posts explaining hard money on the site to educate. Hope that helps.
