How are people advocating to take money from the tenant that is leaving bc she is in a hostile environment (smoke and crazy lady) wHILE she has two kids. The problem is the smoker first and foremost. Maybe the landlord takes some blame for this but she sounds aware, lesson learned.
I would, make it kindly known that she is getting let out of her lease early with no penalties, as you did. Then deal with Smokey on the DL so your future tenants don’t have a similar issue.
As for the dog, you lEt the dog go this far so work with her to find a proper place so it doesn’t get killed or put in a shelter.

I’ve always been intrigued by how self storage does in rural areas. I get it in cities, near apartments , and suburbs with high population density and smaller homes. If you have a house and run out of storage though , sounds like a questionable person to do business with. Aka a hoarder

I suppose I’m curious about this too. I’m finding in New Jersey were about back at 2007 levels (which is concerning imo), but interesting enough my father in law is trying to sell his new construction purchased at the peak of the bubble down in Columbia, South Carolina and it doesn’t look like he can at least break even, not even close really.
I’m hoping he can break even and move

For A rental I wouldn’t install it. Let them bring their own and when it breaks down it’s on them to replace.
Only consideration I’d make is if doing a gut and rehab , with the walls exposed it may make more sense, also for resale value.

Is this even a real post ?
To those saying to go for it and do it, how much money would you be willing to give someone with those qualifications.
And that’s a lot of sweat equity for 20 million, and it doesn’t even sound like his skill set is in the same field so what does that do ?

Hone depot offers cabinet refacing and like to push it. While it may not be that much cheaper than a whole new kitchen , it’s a lot less work.

I think it’s good either way with your skill set.
Pick a easy property with minimal to no headaches, collect 10% each month
Pick a difficult property with many repairs arising, collect 10% and do the repairs as the GC

If you’re doing turnkey I’d spend a lot of time researching the company for true reviews and plan to go out there for yourself.
I’m really skeptical about them, and after seeing the poor quality of work in a lot of flips in NJ, I imagine there’s a lot of similar poor quality flips in turn keys where some buyers may not see the property in person

Maybe it’s just me then, but people get in relationships and stay the weekend, so past the OPs 24 hour window. Seems excessive to require the person on a lease for that situation. If she’s a good tenant she should have her own good judgement on her bf character.
To say to a good tenant that due to weekend sleepovers and your new bf’s sub par credit score (even though he isn’t paying the rent), she’s getting the boot end of the lease seems like a good way to lose a tenant and piss people off. I wouldn’t want angry people in my property. If he is staying more often and midweek I can understand.
