Hard money for the buy and rehab is normally in the 10-14% range and costs up to 3-5 origination points. There is cheaper stuff out there, but that is a good average.

Private buy and hold money from a hard money lender falls in the 6-9% range depending on loan to value, Debt coverage ratio and credit.

Hard money does work, but it will cost you.
