I’m looking to get started in real estate. I have everything it takes and more.
If you read my bio it’s a little outdated. I am here to show my working papers so Jim rohn would say!
I packed up and moved to denver in May 2018. I bought a plane ticket and a few pairs of clothes and my hopes and dreams. I had 160$ in cash.
I was homeless for three months. In the last 8 months I have created a very helpful handyman business called Handyman Duran.
I’ll get to the point, I’m in denver looking to get started into real estate. I have always been a little obsessive over my goals and this, over the last few months has grown strong in me. I finally wrote down some major goals that I want to hit and real estate is pulling my heart.
Let’s start something together, let’s meet up, let’s chat.

I would say just do it. What can it hurt? Maybe some emotions if no one shows? I am still learning as well and wouldn't expect anyone to listen to me lol. But like you and others have stated you have experts that are willing to share their knowledge and help people learn. It sounds like it would be like throwing a party. Eric Thomas style. Go for it and let us all know how it goes.

awhile back I was looking into purchasing a 4plex and was looking for fiananceing. When I was talking to Quckens Loans they told me they do not do 4plexs with fha loans. So I was wondering if anyone has purchased a 4 plex with a fha loan, and who was the lender? Was it a big bank or do the more local banks loan on those more.
Thanks for any info.
So I was wondering if it is possible for someone to sell a home contract for deed, if they are buying the said home contract for deed themselves. I live in Illinois, I don't know if that matters or not.

I can believe that considers it is getting scarier the more and more I learn. I really think it would be fun and at the least a good learning experience. Sometimes I think the best way to learn is to jump right in both feet first. I only have a credit score of 630 and Im thinkin that most people want a 25% down payment on an investment property and that would be out of the question for me for the next few years. Do you know of any maybe unconvential ways that one could go about getting some money without a lot of money out of pocket or is it just best to save and learn and save and learn and just be patient? THats deff not my strong suit lol.

It can be scary the first time you put a deal under contract and have absolutely no idea where the money is going to come from to pay for it. If you have a good deal, the money will show up, trust me. Lenders need deals to make money. If you have a solid deal, you have what they want.
That being said, if you don't have a lot of capital to get started, learn the strategies for creative financing and make sure when you do put a property under contract you have the closing timeline be long enough out that you can get the financing in place you need (30-45 days min if you don't have a plan).

I will check that out for sure. I really like reading what he writes. Thanks for taking the time to give me some advice. I feel like the biggest hurdle will be pulling the proverbial trigger lol.

1 get your IL sales license,
2. look at buying as a principal, learn sub2, wraps and lease options, all without banks or credit

I am currently trying to learn how this game works. I have, in the past excelled at anything that I set my mind to. I have found that investing in real estate would be a lot easier and safer than fighting in a cage. Which is what I have done in the past to make money. The problem facing me and prolly a lot of people out there is we have no idea where to even look to get help financing investment properties. I am looking to buy, fix and sell, for a profit I hope lol. If anyone has any advice or any stories I would love to hear anything. Thanks in advance
