@Colin Stewart - welcome to BP! I'm in Denver as well and work with investors to find off-market deals. Happy to open my network to you as well to get you going. There are a ton of REI events in Denver, I would start there to begin building your network. Just go on Meetup.com and type in real estate investing, you'll be overwhelmed by all the different events and meetups that occur.

@Spencer Holland, While an ADU seems like a good investment because you can add a separate living space on the same lot, the cost to build and the income and equity you gain doesn't make financial sense as an investment. Most people who build ADUs, at least in Denver, are those that have the cash and build it for family related uses or as a personal project. It will definitely add value to your property over the long-term (20+ years), but its honestly better to just look for another house to add to your portfolio, if you're looking for a good investment.

@Susan Stringer, Like Caleb and Jeremy said, MLS is the best place to market your property. That's where most buyers will find properties, especially if you use key words like ADU, house hack, etc.
Other marketing tools we use at the FI Team are to hold events at properties, calling our buyer network, and marketing it on social platforms.
